The community
Eastbrooke was built in 1994 as CBS and Mediterranean-style coach homes — single-storey, three bedrooms, two baths, roughly 1,448 to 1,657 square feet, each with an attached one-car garage, vaulted ceilings and a screened patio.
The association is a Florida not-for-profit corporation of 36 units, sitting inside the non-equity Boca Country Club. Golf and tennis are available at the club, separately from the association.

A 24-hour manned, guard-gated entrance to Boca Country Club controls access to the community.
A shared pool for residents and their guests, maintained by the association.
Lawn care, landscaping, exterior and roof maintenance are handled at the association level.
Building insurance, cable and trash collection are covered by the monthly assessment.
